الساكن يتابع وحدته من هاتفه، والإدارة تدير المجمّع من لوحة واحدة. ما يحدث في أحدهما يظهر في الآخر فوراً. Residents follow their unit from a phone; the office runs the complex from one console. What happens in one appears in the other immediately.
الساكن ينشئ تصريح زائر من هاتفه فيظهر عند الحارس في اللحظة نفسها. الرمز موقّع رقمياً، ويُفحص عند البوابة حتى دون إنترنت. A resident creates a visitor pass on their phone and it appears at the gate the same second. The code is cryptographically signed and validates at the barrier even with no connection.
الكهرباء تُحتسب من حصة الأمبيرات المخصّصة للوحدة لا من عدّاد، وخدمة المجمّع والماء والحدائق كل منها بند مستقل. الساكن يرى ما يدفع ولماذا. Electricity is priced from the unit's amp allocation rather than a meter, and service, water and grounds each stand as their own line. The resident sees what they are paying for.
حساب واحد لكل وحدة، مع تسجيل واضح لمن يملكها ومن يسكنها. عند بيع وحدة جديدة تُسجَّل ويُنشأ حساب مالكها في الحال؛ وعند تأجيرها يبقى المالك في السجل ويأخذ المستأجر التطبيق. One account per unit, with an explicit record of who owns it and who lives in it. A newly sold unit is onboarded and its owner given a login on the spot; when it is rented out the owner stays on the file as landlord and the tenant gets the app.
الطلب يصل الإدارة فتوزّعه على الفريق المناسب. وبعد الإنجاز تُصدر فاتورة مفصّلة بأجور العمل وقطع الغيار — لأن «صيانة: ٨٥٬٠٠٠» تفتح نقاشاً، و«أجور ٥٠٬٠٠٠ + قطع ٣٥٬٠٠٠» لا تفتحه. A request reaches the office and is assigned to the right crew. When the job is done the bill is itemised into labour and parts — because "maintenance: 85,000" invites an argument and "labour 50,000 + parts 35,000" does not.
سيارة أجرة إلى المطار، أو موعد لمقابلة الإدارة. الطلب يصل مرتّباً حسب الوقت، وما اقترب موعده يُميَّز — لأن سيارة لموعد الثامنة لا تنفع في التاسعة. A car to the airport, or five minutes with the manager. Requests arrive sorted by time with anything imminent flagged — a car booked for 8am is useless at 9.
المحصّل مقابل المستحق، المصروفات حسب التصنيف، الطلبات المفتوحة والمتأخّرة، الإشغال، ومسحات البوابة اليوم — في شاشة واحدة. Collected against outstanding, expenses by category, open and overdue requests, occupancy, and today's gate scans — on one screen.
الصلاحيات ليست إخفاءً للأزرار. كل صف في قاعدة البيانات محميّ بسياسات تمنع الوصول حتى لو خاطب أحدهم النظام مباشرة. Permissions are not hidden buttons. Every row is governed by database policies that hold even if someone queries the system directly.
الساكن يرى وحدته فقط. الحارس يرى التصاريح ولا يرى ديناراً واحداً. المحاسب يرى المال ولا يرى ملفّات الأسر. A resident sees their own unit. A guard sees passes and not one dinar. The accountant sees the money and not the household files.
كل تصريح موقّع بمفتاح خاص بالمجمّع، ويُفحص عند البوابة دون إنترنت. الرمز المنسوخ أو المنتهي يُرفض ويُسجَّل. Every pass is signed with the complex's own key and checked at the gate offline. A copied or expired code is refused and logged.
استضافة سحابية أو خادم داخل المجمّع — القرار لك. نسخ احتياطية يومية، وتصدير كامل في أي وقت. Hosted for you, or on a server inside the complex — your call. Nightly backups, and a full export whenever you want one.
